Chapter 36 - Chapter 34: The Horrifying Cash Flow

Hearing the news, even with Liu Jian's composure, his eyes widened in disbelief. Although he predicted the building would sell well, he didn't expect the first customer to arrive so quickly. It had been less than twenty minutes since the opening, and someone had already decided to buy it? Liu Jian almost thought it was a joke, but he quickly reacted and hurried after Li Si to the sales office.

Arriving at the entrance of the sales office, Liu Jian thought about how well-prepared he had been, having readied the purchase contract and money counter.

Liu Jian said, "Fourth Brother, please take the clients to the company office in the back. Tell them to sign the contract and make the payment there. Also, make sure to protect the people who are returning with money. We can't have any trouble with so many people here. Tell the sales ladies to take all the clients who are interested in making payments to the company office in the back. I'll be working there. Miaomiao, come help. You can help count the money later."

Then, Liu Jian called Liu Fu: "Dad, people want to pay for and buy apartments now. Tell Accountant Wang to come back quickly to collect the money and record it. You stay with those guests and ask them if anyone in their family wants to buy an apartment. Have them let us know in advance. Tell them that sales are booming and we're afraid there won't be any good floors left later on. Give them a bit of face and let them spread the word."

Liu Fu smiled and said, "Okay, I understand. You go and get busy."

Having hung up the phone, Liu Fu described the sales situation, sparking a lively discussion. Many people suddenly remembered that they owned a house, but their sons would eventually need to buy one too. Seeing that sales were so hot, they worried that if they didn't decide soon, they really might not be able to buy one. Sure enough, some of them started making phone calls, while others tried to get information out of Liu Fu, asking if the price of the houses could be lowered.

Meanwhile, Liu Jian and Yu Miao arrived at the back office. Li Wu was already sitting there with a woman in her thirties. Seeing Liu Jian arrive, he quickly introduced him: "Boss Wang, this is our company's General Manager, Liu."

Liu Jian quickly went forward to greet her, saying: "Hello, Boss Wang. I'm so busy with the opening today, I've neglected you. Miao Miao, quickly make tea for Boss Wang."

Yu Miao rolled her eyes at Liu Jian, thinking, "You're treating me like one of your employees," but her hands didn't slow down as she made tea for him. After sitting down and chatting for a while, Liu Jian learned the customer's information.

The Wang couple are from the countryside. They didn't like farming, so they took their money and opened a small restaurant in Panshi. They managed it well and it has become a very distinctive restaurant. They now have savings and plan to buy an apartment in the city, but even single-story houses are hard to buy now, let alone apartments. Their child is getting older and will be starting school soon, so they are very anxious. The restaurant isn't busy in the morning, so they came out to see what was happening, and when they saw the apartment sales, which were by Liu's company, they immediately decided to buy, afraid that good floors would be gone if they waited. Her husband hurried to the bank to withdraw money, and she stayed here to wait to sign the contract.

When Liu Jian heard this, he realized that the selling point of being near the school district had indeed played a crucial role, so he asked, "Mr. Wang, did our saleswoman explain everything to you clearly? I don't know which apartment type you chose."

Mr. Wang nodded and said, "We understand everything. We plan to buy the 123-square-meter apartment on the fourth floor of Unit 2 in the first building. The saleswoman just helped us calculate that it'll be around 140,000, and my husband has already gone to get the money."

The fourth floor is currently the best floor, and they're buying a large apartment. After calculating, at a price of 1,100 per square meter, it'll cost more than 130,000, so I didn't say anything else. Buying a house now doesn't involve considering heating, property management, and other costs like later. Most people think bigger is better, fearing it won't be enough space. Liu Jian took out the prepared contract and explained it to Mr. Wang, clause by clause. After Yu Miao handed tea to the customers, she stood behind Liu Jian. Hearing that an apartment costing tens of thousands was sold so easily made her head spin.

Soon, Mr. Wang's husband returned with the money. The two looked at the contract, discussed it, and, finding no problems, immediately signed it. After Yu Miao finished counting the money, Wang Tian issued a receipt to the customer.

As he saw the client off, Liu Jian said, "Boss Wang, the materials for our machinery and equipment will be delivered soon. We will hold a groundbreaking ceremony in a few days, but construction won't start until next spring. Of course, the project will definitely be completed by next autumn. We will notify you by phone then, and welcome you to attend the groundbreaking ceremony and visit the building that belongs to you at any time."

Hearing that the groundbreaking ceremony would be held soon, the two men showed satisfied smiles. The reputation of Liu Jian as the richest man in the area was well-known, and no one worried that they were being scammed out of their money, even though it was painful to pay. This was also related to the market's supply and demand relationship; for quite some time, the housing market had been a seller's market.

With the first sale, came a second, and the market's pent-up demand was quickly satisfied. In just one morning, four apartments were sold, mostly large units. The smaller, all-sunny-facing units that Liu Jian had high hopes for went completely unnoticed. It seemed that people at this time still preferred large units. The smaller units, which were in better locations and more economical, didn't receive the enthusiastic attention he had imagined. Liu Jian was wondering if he should lower the price of the smaller units, especially since they were priced at one hundred yuan per square meter higher than the larger units when they were originally priced. However, this was only the sales situation for one morning; he would wait a few more days and see what happened.

The sales figures for the first day gave everyone a shock. Liu Fu even brought in a group of security guards around the office. By the time they went to deposit the money at the bank, the sales had reached over two million yuan. It took two cars and four security guards just to deposit the money.

That evening, Liu Fu treated everyone to a celebration at the Panshi Hotel. Not only the sales staff, but even the security guards who maintained order went. Liu Fu was simply too happy. He had acquired two factories and kept investing money. Although they were well-managed, the profits were not very high, far from breaking even, and not as profitable as his days as a construction foreman. Although Liu Fu didn't regret it, he was still uncomfortable putting in money and not seeing returns, even though the increase in social status satisfied his vanity.

Today, the booming business of the real estate company finally allowed him to see the money. This money was so easy to make - he hadn't done anything but draw a big pie, and people were rushing to give him money. An income of two million yuan a day left Liu Fu speechless with excitement; he didn't know what to say.

While everyone was drinking and celebrating, Yu Miao received a phone call. After getting closer and closer to Liu Jian, Yu Miao spent a month's salary to buy a phone, just to make it easier to contact Liu Jian. Hanging up the phone, Yu Miao looked surprised.

Liu Jian asked, "Miao Miao, what's wrong? Is your aunt urging you to go back?"

Yu Miao shook her head and said, "It's my dad. He said to tell you that you should leave him a house, or the large apartment in Lengshan, on the third floor."

Liu Jian was taken aback and said, "What for? Does your family still want to buy an apartment? Is it necessary? Besides, after working for a few more years, won't you get an apartment assigned to you anyway?"

Yu Miao smiled and said, "My dad said it's for my cousin from my aunt's side. He works at Blackstone and always wants to come back to the city. My aunt saw your advertisement on TV and called my dad, afraid they wouldn't be able to buy one, saying they absolutely had to reserve a good one for him."

Liu Jian chuckled and said, "No problem, we'll reserve one for him. But when you go back, tell your uncle that if your cousin is going to live there, he doesn't need to buy a big one. A small apartment of seventy-some square meters is enough. When he gets married, it'll only be a family of three, so there's no use in buying one that's too big. As for the price, we'll give a discount. Since he's a relative, I'll give him a discount of fifty yuan per square meter, that's generous enough, right?"

Yu Miao said a little embarrassed, "No need for it to be cheaper, the same price is fine."

Liu Jian smiled and said, "Alright, you listen to me on this matter, just tell Uncle that when you get back."

Just as they were talking, both Liu Fu's and Liu's mother's phones rang. When they answered, it was all about the same thing. These friends were calling Liu Fu to reserve houses for them. Few people mentioned the price, and no one asked for discounts or price reductions. Come to think of it, the houses were selling so well, it would be good enough if the price didn't increase. Asking for discounts might mean they wouldn't be able to buy a house at all.

That night, the phone only stopped ringing after Liu Fu and his wife turned off their phones after ten o'clock.

Sitting in the living room, the family of three laughed heartily. Liu's mother kept shouting, "We're rich! We're rich! We're really rich this time!"

Liu Fu also kept saying he didn't expect it. Only Liu Jian maintained a superficial calm, but in reality, he was also so happy he didn't know what to do.

Liu Fu asked, "Xiao Jian, are we going to continue selling tomorrow?"

Liu Jian thought for a moment and said, "We still need to sell, but we need to control the speed. We'll stop selling after a week. We need to keep some units for those with connections. This can create tension in the housing market and also let those with connections feel our sincerity. Selling to anyone is the same, so we might as well do them a favor. This tension will make our next project's sales even better. The main thing now is to break ground."

Plans can't keep up with changes. By the fourth day, the sales office had to post a notice saying that all units had been sold. Who would have thought the sales would be so good? There were still a dozen or so units left, all reserved for those with connections. Those people weren't in a hurry to pay before, and wanted to wait it out, but after hearing that the building was sold out, they rushed to the sales office to pay.

The groundbreaking ceremony was more grand than expected. The city TV station sent people to interview again, and the mayor even came to participate. The residents who had bought apartments also flocked to the construction site.

Seeing the various construction machines and materials being brought into the yard, their initial slight worries disappeared completely. The hottest topic in Panshi City was the building being constructed by the Liu family, and countless people regretted not being able to buy an apartment there.

Liu Jian promptly released the design drawings for the next residential area. It also consisted of four buildings, but the apartment layouts had been changed, and the prices would be even higher. Unlike the previous sales, the newly launched residential area will only accept reservations for the time being. This is mainly because the Liu family's cash flow is becoming too large, and Liu Jian is afraid that it will attract the attention of relevant departments if it continues this way.

After a month, seeing more and more people eyeing the remaining four buildings, Liu Jian felt the timing was right. He instructed the sales department to start collecting payments and selling the buildings, just like the previous heated sales. Panlong Real Estate hadn't built a single building but had raised tens of millions of yuan, which was simply an unimaginable miracle.

With the money, the development of Liu's Industrial Co., Ltd. was put on the agenda. Liu Jian proposed purchasing land in the suburbs to build new factories, preparing for the future relocation of the two factories.
